People Are Making Big Money Kicking Detroit Residents Out Of Their Homes (HBO)
In the last 15 years, one in three Detroit properties have been foreclosed on. When most people think of foreclosure, they think of people who can’t afford to pay off their mortgages. But in Detroit, it’s often the result of people struggling to pay their property taxes. One big reason is that, in the years after the Great Recession, the city went bankrupt and failed to lower property assessments far enough to account for the impact of the housing crisis. While the value of residents’ homes fell, their taxes remained inordinately high, and tens of thousands of people fell so far behind on their inflated tax bills that the county seized their homes and sold them off at annual auctions. In recent years, the city and county have lowered assessments and offered reduced interest rates to some homeowners. But they have no plans to stop punishing those who were overcharged in the past. VICE News followed this year’s tax foreclosure auction and investigated how the county financially benefits from the process. As Detroit touts its comeback and celebrates its success in climbing out of the largest municipal bankruptcy in American history, many of the city’s residents remain on the brink of displacement. 7 ways you can lose money in property It may seem strange for a buyers agent to say this, but you can lose money on property. And not just when the market slows down - but at any time. There’s a report that comes out every three months by Corelogic and it’s called the “Pain & Gain Report”. That’s right, PAIN and gain. I’ve been reading these reports now for some years and what I’ve learnt is that close to 10% of properties in Australia sell at a loss every single quarter. Here’s some of the general patterns I’ve seen: More apartments sell at a loss than houses, which is largely due to the high proportion of new apartments that lose money on resale, more investors sell at a loss than owner occupiers, which is possibly due to them being more sensitive to losses than owner occupiers, more regional properties sell at a loss than those in the city, which would have been exacerbated in recent years by crashes in mining towns. Even if you sell for more than you paid, that doesn’t necessarily mean you made money. You need to subtract all your costs of ownership in order to determine whether or not you made a profit. And then, you need to think about what else your money could have been invested in over that period of time. Opportunity cost is the one of the biggest ways you can lose money on property. Here are 7 ways you can easily lose money on property: 1) You buy off the plan. People don’t realise that they are paying a premium for brand new and that a lack of scarcity and a full development pipeline will impact growth. Research has shown that more than 50% of new apartments bought and resold between 2011 & 2016 in Melbourne sold at a loss. 2) You pay too much at the peak of the market. When the market is hot, buyers panic and often pay too much. If you overlook the negatives of a property in your hurry to get onto the market, you could end up buying a property that goes down in value, even while others go up. 3) You fail to act on good opportunities. When the market slows down people say “we’ll wait to see if prices fall”. Savvy investors take advantage of a buyers market and have the confidence to secure quality property at reasonable prices. Some of those who bought just after the GFC reaped gains in a very short period of time. 4) You get conned by a property spruiker. My heart breaks when I hear of people falling for the spin of “investment advisors” who are really just trying to sell you a get rich quick scheme. If you aren’t paying for advice, it’s probably a sales pitch. The developers and marketers will make the money, not you. 5) You chase quantity over quality. It’s incredibly risky to try to buy too many, too fast. When positive cash flow is more important than capital growth you run the risk of buying underperforming assets. Your rent needs to be really high to compensate for the lack of capital growth. 6) Poor property choice. Owner occupiers push up prices, as they are likely to be more emotional than investors. So, it stands to reason that a property that appeals to owner occupiers will be more popular than investor stock. If you buy a property that only appeals to investors, your opportunity for capital growth is limited. 7) The wrong location. Some areas offer sustainable growth, others are up and coming, yet others are in various stages of the property cycle. Property investment is a long game and the choice of location needs to take into account your long term goals and appetite for risk. These signs are also called Bandit Signs. These areas are more likely to find distressed sellers who donʼt have the luxury of waiting around for an offer, canʼt come up with cash to perform any repairs, or might only be weeks away from losing the property to the bank - and they NEED to sell ASAP and take a loss from what they could otherwise get in any other scenario. The purpose of the signs is to attract sellers who are desperate to sell, and don’t mind taking a discount to sell quickly. But whoʼs on the other side of the deal, whoʼs the one actually buying these properties? These are the three types of people: First, the wholesaler. They will evaluate the property and negotiate a price to buy the home, usually with an assignment clause, allowing them to transfer the deal - and the price - to someone else, for a higher price than they’re in contract for. This gives them the OPTION to buy that home at the pre agreed upon price, and then they can ASSIGN that deal to someone else for a profit. The second type of person buying these properties are simply individual investors. These are people, like me, whoʼd like to cut out the middle man and cut out the competition. They place these signs to buy properties directly from the home owner, saving them time, commission, and hassle of selling and listing the property. The homeowner will sell the property less because they have the convenience of not dealing with a formally-listed sale, they donʼt have to pay 5%-6% fees to a Realtor, and the investor can save on all of those costs by making the sale as timely and efficient as possible. And the third type of person posting those “We buy houses” signs are larger companies who typically give a quick close, cash offer - these are the most efficient of the ads. They can typically give a hard offer within 24-48 hours and close within a week or two. In exchange for this, theyʼll typically want a discount of 10-40% from market price. Once they buy the property, theyʼll do a quick renovation and put it back on the market for a profit. Rinse and repeat. These companies are often well-oiled machines when it comes to finding properties and making offers, and their “WE BUY HOMES CASH” signs are a very high ROI investment to getting motivated seller leads. And that is exactly why you see “WE BUY HOMES CASH” signs posted around neighborhoods. I don’t doubt whatsoever that the market WILL drop in price. IT HAS TO. The way the system is designed, we will naturally go through phases of high demand, where prices go up - people capitalize on that momentum - demand soon tapers off - people over leverage themselves and have to sell - and too much selling drops the market even further. Then, that inventory is slowly bought up at low prices - demand begins to come back, and prices begin to increase again. What’s realistic to expect? Arguably, 2008 was the worst drop in real estate prices since 1929…and real estate, on average during that time, dropped 30% in value. Some areas were obviously hit much less, and some areas much more…but lets take the average 30%, and say that’s how much the market is going to drop. So what’s going to happen, and what would happen to me? Well…the boring answer is, relatively nothing happens. This mainly has to do with the style of investing that I practice and talk about on this channel, known as the BRRRR method. This is all it is: Save up about 20-25% as a down payment Buy a property under market value (this is like getting it at a discount) Renovate it - which further increases the market value Rent it out - the rent will cover all expenses + profit Refinance and get your money back - if applicable Repeat as necessary This relies strictly on cashflow, forced appreciation, and patience - and that’s what so many people fail to realize. The market value of the property is an arbitrary number that makes no difference to me after I buy it, for any other reason OTHER than to refinance and get my money out, if it makes sense at the time. If it doesn’t make sense, or values aren’t up to expectations, I don’t refinance - and I keep my loan balance the same. So given that, what would happen in a hypothetical scenario, if 2008 happens again, and real estate prices dropped 30%? Even a 50% drop in prices would still leave me equity in the deal without being underwater. I bought those properties with the intention of never selling. Instead, I ONLY care about one thing: CASH FLOW. My intention all along was to buy a property, rent it out, and in 30 years from now - the mortgages will be paid off in full, and I’ll just retire off a surplus of rental income. As you can see, this chart shows a 30% decline in prices from 2008 to 2012. Compare that to this chart showing the rental prices during the same time period. Rental prices were nearly unchanged the entire time, and began going up as home prices were falling. https://fred.stlouisfed.org/series/CSUSHPINSA https://fred.stlouisfed.org/series/CUSR0000SAS2RS Rental properties are almost immune to outside market factors for one simple reason: we all need a place to live. https://www.curbed.com/2019/1/10/18139601/recession-impact-housing-market-interest-rates However, we DO NOT have the same driving forces TODAY that caused the drop in 2008. Banks are NOT giving out subprime mortgages, they are NOT giving out 0% down loans, they are not allowing risky borrowers to buy homes, they are not…NOT smashing the like button…and all of which SPECIFICALLY caused real estate to get hit very, very hard. This is the reason I’ve chosen the method of buy-and-hold rental properties, because data and my own personal experience has shown that they weather recessions very well, they’re stable, they’re consistent, you can build up positive equity very quickly, and as long as you have the income to pay for the loan during a vacancy or repair, your chances of success are MUCH HIGHER than if you are just out there buying whatever and trying to sell it. And yet, I am the only one in the family who got a house before I turned 25. And for that you don’t have to work for 10 hours every day. You have to make smart financial decisions. And trust me, this is something that every girl should know. It not only helps your career, but it also changes the dynamics of any relationship that you are in. Be it mother, wife, daughter. Because you will not be considered a ‘dependent’ anymore. So girls, no matter if you are 20, 30 or 40, by the end of this video, I will tell you how even if you have low income, more responsibilities, debt, taxes, you can still start investing now. This video is 3 Real Estate Deals That Will Lose You Money. Don’t do these things. The first one is don’t borrow money without understanding the costs. So many people will go out and get hard money loans, they’ll go out and conventional investor loans and the interest rates on those are not good. And the points on those are often not very good. Make sure you understand that you need enough equity in your property, if you’re buying a property for cash and you’re going to flip that property and you’re buying it under market value, make sure you’ve got enough equity in that property when you buy it to cover those costs. The second thing that can lose you money is buying a subject to property without looking at the future expenses of that property. When you buy a subject to one of the best strategies is buy a property subject to the existing loan. And the third one is leveraging your money and not keeping enough cash flow. This is the biggest mistake that most investors make. They’ll say, okay, I’ve got this $10K. If I go out and buy a $10K house I’ve got a $10K investment and, you know, if I make X amount of dollars on that, I’ll make this much money. But if I bought a $100K I could make money on a $100K house instead. So, you leverage this money. And there’s logic to it, but it doesn’t make sense. Use your money and buy properties almost all cash so you don’t have the risk of losing that money. If you only put $10K down and suddenly your cash flow on a property that you borrowed money on goes away, taxes go up, income goes down, you know, whatever problem happens, you have a crash in the market and suddenly you’ve got 3, 6 months without any income in that property at all, you want to make sure you’ve got some reserves and you want to make sure that you protect your cash. So those are the things that you can do to avoid those big mistakes and also build a business very quickly. All right. Hope that helps. However…if you wait, and invest that same $1 at 30 years old, it’ll only be worth $10.68 at the age of 65. This means your money is worth TWICE AS MUCH when you’re 20 years old, than when you’re 30 years old. Open up a Roth IRA immediately, and contribute to it. First, you’re probably not making a ton of money right now, so you’re already in a really low tax bracket - this means VERY little money is lost to taxes upfront, leaving you with MORE money left over to invest. Second, you’re young enough that you’ll have DECADES of growth that’ll be tax free when you’re older - and that means more money in your pocket Saving 10% of your income, like so many financial advisors recommend, is just not enough. 10% is a start, but when you consider just how much money you can make in compound interest in your 20’s, you should ideally get in the habit of saving and investing MORE upfront, because your money is worth more NOW than it will be in the future. That’s why I think it’s so important to LIVE WHILE YOU’RE BROKE IN YOUR 20’S. Your 20’s are a free-pass to live like your broke, because no one expects you to have anything, anyway.. Second: If you want to be wealthy in your 30’s, you should start your own business in your 20’s. Here’s the magic of doing this: with the internet, there has never been more of a level playing field in terms of building wealth. The best way to make a ton of money and become wealthy, is by starting a business, and have that business be mobile. Most of the time, a business will make you WAY more money than your investments will EVER make. So when you’re in your 20’s, PLAY TO WIN and make as much money as you can. Then, WITH THAT MONEY, invest “NOT TO LOSE” so you actually keep it. That way, you’ll always have your foundation working for you, no matter what…so remember, be aggressive with business, be safe with investments. Third: TAKE RISKS. You have a VERY unique time right now where, if you try something and fail, you have plenty of time to recover. If you lose money, it’s no big deal. If something doesn’t work out, oh well, it’s not the end of the world. This also applies to INVESTING in your 20’s, as well…you can make much riskier investments, because you have a much longer timeframe to recover from any losses. Fourth: Reconsider College. Honestly, for most people who really want to become WEALTHY early in life - college does very little for you. In fact, most of the time it’ll set you back between the cost of college, and the opportunity cost of wasting 4 years in a classroom where you could be out there actually doing something. Fifth: AVOID LIFESTYLE INFLATION. If you make more money, keep your expenses the same - don’t change a thing - and invest the difference. Sixth: Stay away from bad debt. That does not mean that it is for everyone. There are countless different approaches that one could have to the stock market, and none of them are strictly right or wrong. Don't ever follow exactly what any one person tells you when it comes to the stock market - including me! Do your research and come to your own conclusions. QUESTIONS Q. Do you day trade? A. Essentially, no. I rarely day trade. I think that since I have started trading, I have only done 2 or 3 day trades. Q. Your chart assumes that you can identify highs and lows - how is that possible? A. It's not. My chart was a very basic version of the way in which I trade - very basic. If I could re-film the video, I would put more emphasis on identifying highs and lows - the emphasis being that you can never 100% identify them. If you trade, as I showed later in my chart, sometimes you will sell and the stock will skyrocket. Or, quite often, you will buy and the stock will plummet. It happens, and of course I experience this all the time. Q. How long do you hold stocks? A. This varies greatly, and can be anywhere from 1 day to months. On average, I probably hold stocks approximately 3 days - 1 week. Q. So, you are making this video to advise people to start trading? A. No. Absolutely not. I would be more likely to encourage people NOT to trade on the stock market than I would be to do vice versa. Q. So, you trade off your base of $10k, and live off of that? A. No. $10k is what I started with in my account two years ago. It is not what is in my account now. Q. Can you give me advice on...? A. No. Although I would love to help everyone, I am not the best means of advice for you. I am not trying to give anyone advice here - I am simply sharing a bit of insight into what my job as a stock trader looks like. I would like to share a story with you about how once, I was absolutely scared to death. It was so bad, that this fear still lives somewhere deep inside me. Everything happened almost a year ago. Our whole family decided to go camping. Dad had bought a brand new RV and was dying to test-drive it, so he picked out a mountain and lake fishing resort not too far from where we lived. Everybody else was like “Yea! A weekend surrounded by Mother Nature!” And I was the only one that seemed to be far from being inspired by the news. The thing is, that I had recently gotten acquainted with a beautiful girl that I had had my eye on for a long time. Her name was Sondra. And we had finally agreed to meet on that particular Saturday - sort of for a first date, you know, so dad’s idea of a two-day family trip definitely didn’t fit in to my plan. I tried to escape this family thing at first, but my mom said that I should be more supportive of my dad and not be so selfish, and stuff, so, as you might have guessed, we all ended up going there together. By “we” I mean not only my parents and I, but also my dad’s sister’s family, which included my 5-year-old cousin, Ellis, who was kind of like my annoying little sister. All the way to the camp site I was thinking about how I was definitely not intending to talk to anyone outside of the RV, especially to Ellis. Before that trip, anytime she saw me she would act like she couldn’t talk at all. She would just shyly stare at me and our parents were constantly joking that she’d fallen in love with me. But this time, she was like a sucker fish – no matter what I was doing, she was there with me asking a million questions. When I was texting Sondra, she asked who I was texting, and when I was looking through my Instagram she was like, “Let me press the heart button” and so on. So after an hour, I was already begging God to help her lose her voice or fall asleep or something else to keep her silent. Apart from everything, my friends were sending me photos of them having a marvelous time at Aqua Park, while I was here about to die from boredom with my “wonderful” company. So, yes, to say that my mood was in the toilet would've been the understatement of the year. When we finally arrived at the camp site, it turned out that a couple more families like ours were also preparing to spend their weekend there. But guess what? There was not a single soul who was the same age, or anywhere even close to mine. I'm not kidding, I’d gotten stuck for two lame days with my parents and some other forest lovers and their kids. And don’t forget about the ever annoying Ellis. I felt like my life was about to be over. But then things got even worse. It turned out that there was almost no cell service there. There was only one place where there was at least an intermittent connection, but it was far away from our campsite and even then the signal was pretty low most of the time. At first, I was thinking that dad’s RV should have been supplied with something like a Wi-Fi router, but dad happened to have purposefully turn it off so that nobody, me in particular, would be distracted from the outside world. I was really mad at the situation, at my parents, at their freaking new RV, and even at Mother Nature, which happened to exist here even without decent cell reception. Then everybody decided to go for a walk and take some pictures in nature. I not only didn’t want to go anywhere, but was also waiting for a text from Sondra. In order to receive it, as you already know, I had to venture away from the camp. So I told everybody that I was having some stomach troubles and that I needed to stay close to the toilet. When Ellis heard that, she also began whining that she wasn’t going to go anywhere and that she wanted to stay here with me. At least I’d be able to chat with Sondra, I thought, and suggested that they could leave Ellis with me and spend some time together, while we could play cards or table games.I didn’t mean I was really going to play with her, and as soon as our parents set out for their hike, I took Ellis up the hill to get better cell reception. She agreed to watch a few cartoons while I was checking my texts. You know, there were plenty of messages, like photos from friends and flirty texts from Sondra, so it probably took me more than 10 minutes to look through all of them. From time to time I heard Ellis laughing at whatever she was watching. So I answered both my friends and Sondra and told them that I won’t be able to get online until I get home. I was done and ready to go back to camp and looked up at where Ellis should have been sitting. Cartoons on the iPad were still going on, but she wasn’t anywhere to be found. #actuallyhappened
