** Investing in real estate is the single most important financial investment you’ll make in your lifetime after investing in yourself. Cash is continually going down in value. Cash is not KING. Cash sitting in the bank does nothing. Use that cash to own an asset that appreciates in value and produces cash flow. Prioritize the importance of making investments: 1. Place yourself first. Invest in your health, improving your knowledge, etc. 2. Invest in your business. If you need new equipment or other improvements, do them to increase revenue. 3. Invest in something real and tangible, like real estate. Most people make the mistake of doing small real estate deals though. Small deals won’t produce the income needed to sustain themselves and create cash flow. Think of investing in a fund if you can’t do a big enough deal by yourself. But be careful and aware of what you are actually getting from these funds. Cardone Capital is different from other real estate investment firms because: -We pay monthly versus every quarter. It makes no sense for you to let someone hold your money for 90 days earning interest for them. -Most firms do an 80/20 payout and demand at least several points to manage. Cardone Capital does a slightly lower payout but charges only one point to manage. -You are an actual partner and own the property with Cardone. -Grant picks the deals and property personally. Going into any deal consider these four areas: -Cash flow (Does the property provide good cash flow?) -Price (Did you pay a good price for the deal?) -Debt (How good is the debt?) -Appreciation (When you exit the deal will it have increased in value?) When doing deals, you want to look at the financing you’ve arranged along with the four areas just mentioned. In a recent deal, we overpaid for the building because the location was so good. We put zero down, have a yearly debt payment of $780,000 but cash flow of $1,125,000. We make $500,000 per year with no money down. And then the next property can fund the next one…and so on, until after a few years you’ve amassed an army of homes that just throw cash at your every month. 1. The first step is to buy a property, obviously. But the difference here is that you can’t just buy anything - the property not only needs to cash flow, but there needs to be some opportunity for equity. Your equity is basically just the amount of “worth” tied up in the property, minus your loan balance. So you either need to buy into equity by buying something BELOW what its market value is, or buying something where you can add equity with strategic renovations. Most deals won’t work - you need to be better than the average here and really become an expert in your area to spot the best deals, and the patience to wait around until that happens. 2. Renovate. Once you buy something, you’ll fix it up. Generally this is the best and easiest way to add value to a property. Most places that need work price themselves accordingly. Doing the work yourself saves you from paying someone else’s profit in managing a renovation, and often times you can renovate a property much cheaper than someone else will charge for doing the same thing. 3. The third step is rent…in that you now rent out the property. You should have had an idea of what price you’d get from the beginning when you bought the property, so it shouldn’t be a surprise what you can rent the property for. The property should rent high enough to pay off all of your expenses AND cash flow on top of it. Like I said, not every property will do this - you will need to find the 1/30 where it makes sense to buy, at the right price, that’ll rent for high enough, with enough equity to add to the deal. 4. NOW WE REFINANCE! This is where the bank pays off your previous loan, and gives you a NEW loan based off the new, higher value of the property. This means that you’ll have some “Cash at closing,” as it’s called. Now you pretty much got some money back, you have a cash flowing house, and you can do this entire process over again. 5. And then…you repeat the process and start over again with the next one! The advantage here is that every time you buy something under market value, you increase your net worth. By fixing it up, you increase your net worth and cash flow at the same time. The higher your net worth and the more equity in a property, the more banks are willing to lend you to do it again and continue to increase your cashflow. This is by far my favorite strategy, and you’ll finish this up with a trail of cash flowing properties behind you. Yes, it takes some work to identify and fix up a property - but it’s worth it. So which is the "better" investment...stocks or real estate? In this video, I do my best to break down the pros and cons of each option and weigh the results against the potential return one could possibly expect to achieve. Since picking individual stocks can vary so widely in price, as would flipping a house, I'm comparing long term rental real estate to an total stock market index fund. It’s a hard question to answer, and a lot comes down to personal preference, but these are some things to take into consideration before we break down the numbers. Just for clarification - picking individual stocks, day trading, or swing trading is NOT included - you could achieve much higher returns and many people do this. However, since you could also invest and flip real estate, I felt this would be an unfair comparison with too many variables - which is why index funds vs rental properties were used. Each have their upsides and downsides… Pros for index fund investing: -It’s completely passive. Once you spend a few minutes going to a website and buying a stock, you’re done. -You don’t need tens of thousands, or hundreds of thousands of dollars like you generally need with rental real estate. -There are no hassles of working with tenants, fixing items, or maintenance. -You can buy index funds within a tax advantaged account such as an IRA or 401k. -Stocks are fairly liquid and you can cash out quickly when you want to sell. Pros for real estate investing: -You have total control over what you buy and at what price -You can take advantage of undervalued properties and areas -You can add square footage, remodel, and gain quick equity and increase cash flow -You can leverage your money and achieve potentially higher returns -You can receive consistent rental income In terms of the raw returns, generally real estate CAN yield a higher return, usually if you leverage your money - HOWEVER, the higher return is balanced by the amount of work, skill, and knowledge needed to find the right deal and close on the right price. Real estate is also not an entirely passive investment, so even though you can make significantly more, it also comes with more work. If you’re looking for something entirely passive, stocks will likely yield a little less but it comes with the ease of not having any responsibilities or obligations. So much of it comes down to personal preference. ETFs can be good tools for investors - when used appropriately. But with any investment, there are always things to watch out for. Number 1: Buying the Hot New Thing More than 100 new ETF products launch each year, many of them chasing the latest hot trend. Cloud computing, driverless cars, 3-D printing … you name it, there’s an ETF for that. Buying into the latest hot theme might make you big returns, but take care: These product launches may come after there has been a run up in the market. Buying at the top can be painful on the way down. Number 2: Buying Something You Don’t Understand The only thing worse than chasing the hottest trend is buying something you don’t understand. ETFs have taken institutional strategies and made them push-button-easy for everyday investors to access. Want access to commodity futures? There’s an ETF for that. 300% leverage? 200% short? Interest-rate carry plays? Yes to all. But just because you can buy something easily doesn’t mean you should. All of these funds may be good tools, but only if you know how to use them correctly. Number 3: Thinking All ETFs Are Created Equal Consider China. At the start of 2014, there were more than a dozen broad-based China ETFs. For example, had you chosen PGJ, the PowerShares Golden Dragon China ETF, at the start of the year, you would have lost more than 7% of your money. Had you instead chosen ASHR, the Deutsche Xtrackers Harvest CSI 300 China A-Shares ETF, you would have earned a 51% return. Both are “China ETFs.” Both can provide big, diversified portfolios. But ASHR has significant exposure to Chinese Ashares—largely consumer-focused stocks listed and traded on the domestic Chinese market— which performed spectacularly well in 2014. Don’t assume all ETFs are created equal. Just because two ETFs cover the same market doesn’t mean they provide the same exposure or returns. There’s no guarantee which fund will perform better in the future. But if you wanted to invest last year in the growth of the Chinese consumer and the domestic investor base there, a little bit of research would have gone a long way. Number 4: Trading…Just Because You Can Trading is central to ETFs. It’s right there in the name. But just because you can trade an ETF intraday doesn’t mean you should. Emotions are often an investor’s worst enemy. You zig when you should zag; you sell at the bottom and buy at the top. We all do sometimes. The trouble is ETFs make that even easier than traditional mutual funds. ETFs’ intraday liquidity can be great when you need to get into or out of the market quickly. But those situations are rare. Number 5: Only Using Market Orders When you do invest, consider using a limit order versus a market order. Market orders are instructions to buy or sell securities at the best possible price right now. That can work well for the most liquid ETFs, but as you move beyond the top dozen ETFs, you can find yourself getting trades executed at prices you don’t really want. Using a limit order means you agree to buy an ETF at a certain price or below, and sell it at a certain price or above. A limit order puts the control back in your hands and can help you set the price on your terms. Learn from these common mistakes to help avoid making them yourself.
