The investor also benifet on the increase of the property value. He can sell the property on gain and that is called the capital gain. Or it can use the build up equity to purchase the new home. Suppose X person takes a home then he can pay the mortgage value to the bank by collecting the rent form the tenants. He will get the perks of the property rise and automatically rent will also be rise. When the Real estate market falls then the rate of the property also falls. Don’t Fall Prey To Desperation 1. Speak To Local Letting Agent Before You Invest Believe it or not, we see investors skip this crucial step time and time again. Before you buy an investment property, you need to speak to the local letting agent first. The reason for this is simple. The chances are, that the local letting agents are going to know more about the local area than you do. Even if you know the area very well, it takes a lot of work to know really know the streets and postcodes in a location. Every area has nuances that a letting agent will probably know a little more about than you do. 2. Make ‘Proper’ Local Comparisons of sold house prices The second thing you must do – and which we also see investors skip over all the time – is to make proper local comparisons. It’s not enough just to look at Rightmove and check the house sold prices for within a quarter of a mile of the house you are interested in. Think of the money you are spending. If you are putting 100 or 200 thousand pounds into a property deal then it’s only sensible that you spend as much time as it takes doing your research and due diligence. 3. Make Sure You Are Looking At The Right Data The third thing to make sure you are doing right is checking sold price data. It is all too easy to find yourself, unintentionally, looking at the wrong numbers. 4. Make Sure You Understand The Local Area Another thing that should be obvious, but is sometimes overlooked, is that you need to get to know the area you are thinking of investing in. For a lot of investors, particularly those investing in the areas in which they already live, this is not a problem. But for some, investing far away from where they live, it can be difficult to make the trip and often tempting not to bother. If you can visit, it is a mistake not to. 5. Trust Your Instincts If something doesn’t feel right, you should be prepared to walk away,. There will always be other deals. I’m not saying that you should dismiss deals that otherwise look good on a whim. If all the boxes have been ticked then that’s great. But, if something does not feel right, about a company, a person, the deal itself then trust your instincts. Always be prepared to change something, to walk away. There are always other options. 6. Don’t Fall Prey To Desperation This is very common if a market’s buoyant and you’re struggling to try and find a very good deal. You’re probably chasing offers. You’re not getting close to the property. You want to start to offer a little bit more for it. I believe there's 10 Property Investment Skills every property business entrepreneur should master if they want to learn how to invest in property and number 1 is to buy your investment properties "Below Market Value" (BMV) whenever you can. ...and the key here is to buy from "Motivated Sellers" - people who really NEED to sell... they don't just WANT to sell. As an investor, buyer, or wholesaler, finding a good deal in Real Estate can be time consuming and nearly impossible in a seller’s market, but it’s totally doable. These are a few of the top strategies I use to find the best deals and possibly find some off-market opportunities in real estate. Everything. You won’t be able to know a good deal if you don’t already know everything else on the market and what it’s selling for. Without a solid foundation of how one home compares to another, you won’t be able to realize a home’s true value. Next, see homes as soon as they come on the market. You should be getting notified hourly about every new home that comes up or reduces its price. If something comes up that looks interesting, go and see it immediately. If it’s a good deal, which you’ll know by seeing everything else on the market, write an offer immediately. You should also focus on listings which have been on the market for a long time that people may have forgotten about. Sometimes these listings get overlooked, and sometimes the owner is extremely motivated to sell but won’t want to reduce their price quite yet. Ignore how the pictures look - sometimes great listings have the worst pictures, and the worst listings have the best pictures. Instead, focus on the location, square footage, condition, and price. When trying to find a property off market: Don’t be afraid to go door-to-door. Unfortunately it’s time consuming and many times nothing will pan out, however if you find the one home that will sell at a reasonable price, all of your time spent will be worthwhile. You can also send letters out to everyone in a particular area asking if they would sell. This can be expensive and time consuming depending on how many you send out, but one deal will pay for itself, plus some. Finally, looking through past listings which never sold could be a good option. You know they thought of selling at some point, so there’s a higher likelihood they’ll still sell. With these above options, you’ll have a great chance at finding a good deal - even in a seller’s market. I use these same strategies above and it’s worked very well, both for myself and for my clients. When investing you have a choice of purchasing an asset directly, such as, buying BHP shares or investing indirectly through a managed investment. The table below sets out some of the key differences between the two: Investing Directly (for example through direct shares) . Ability to control the timing of realizing capital gains: Returns and the tax implications from direct investments are generally more predictable, as you can determine the timing for buying and selling and therefore manage the gains and losses to suit your circumstances such as delaying capital gains to those tax years when you have offsetting capital losses, or a lower income. . Choice of investments: Wide range of direct investments such as the various forms of property, shares, listed investment companies, infrastructure trusts, options, warrants, futures and many fixed interest investments. However, with limited funding, you may only be able to access one investment at a time. . Control: Direct investing gives you a strong degree of control. You decide the companies you want to invest in. This might include a preference for certain types of shares in specific sectors where you have a strong interest or access to good research. . Costs: The costs of direct investment include brokerage, fees for financial planning advice and your own time. If you invest directly in a property you will have very large costs, including stamp duty etc. . Diversification: The minimum upfront transaction costs for direct share investment make small investments across a range of equities uneconomical and difficult to manage. . Flexibility: Regular small investments, switching in and out of cash and reinvestment of income are difficult and expensive. . Ongoing Management: Most people do not have the time, interest or expertise for day-to-day management of a portfolio of direct investments. This means you may not regularly review the suitability of your investments. . Reporting: You will generally receive a number of documents outlining the amount of income/dividends paid, annual reports etc. You are required to maintain your own income and tax records including details on capital gains and capital losses. Investing Indirectly (for example through managed investments) . Ability to control the timing of realising capital gains: Income distribution, franking levels and other tax implications from managed investments can vary greatly from year to year due to the adjustment made for realised capital gains or losses within the fund. You are not able to manage the capital gain distributed as income from a managed fund, however you can control when you sell the managed fund. . Choice of investments: Managed investments offer access to markets and investments that are not readily available to an individual retail investor. Managed investments can also provide exposure to international or regional markets such as emerging markets of China, India or Eastern Europe, alternative asset classes such as infrastructure or derivatives. . Control: Although with managed investments, you have no control over which particular investments the fund manager chooses, you can have control over the type of managed investment you invest in, such as ethically responsible funds or global resources. . Costs: You may pay an entry fee as well as an annual management fee, trustee fee and fees for financial planning advice. . Diversification: The low minimum initial and ongoing costs of these investments give you easy access to immediate diversification across a number of asset classes and individual assets. You are able to invest in one managed fund and gain access to cash, fixed interest, property, Australian and international shares. . Flexibility: The flexibility of ongoing investment, the ability to reinvest income and ease of switching investments make them very attractive. . Ongoing Management: The day-to-day investment decisions for managed investments are made by professional investment managers. . Reporting: Fund managers generally report on the fund’s performance on a quarterly basis and provide an annual tax statement. This statement should provide details of assessable income, franking credits, as well as any capital gains tax liability or capital losses arising from the sale of units over the period. Mixing direct and indirect investments. From the table above, it is clear that direct and indirect investments each have their strengths and weaknesses. Therefore, it may be the best option to hold both direct investments and indirect investments. A particular investor may like to research and manage direct investments in Australian shares but feels like their knowledge of overseas markets is insufficient and therefore, prefers to rely on the expertise of a professional, via a managed fund, for their overseas investments.

Financing rental properties the right way is a video about the two most commonly used ways to finance rental properties for real estate investors. The first way to finance a rental property is Investor A who purchases a $100,000 property and leaves $20,000 in the deal. He starts with $100,000 capital to invest. After 5 houses leaving in $20,000 this investor will run out of money. Investor B finances his rental properties using the BRRRR method which stands for Buy Rehab Rent Refinance Repeat. You are buying a house at a discounted rate and then forcing the appreciation upwards and value up to where the house is appraised at $100,000. So say you bought it for $50,000 then had $20,000 in repairs and then $10,000 in carrying, financing, and closing costs your total liability is now $80,000. The bank will lend you $80,000 or 80% of the $100,000 appraised value loan to value. Now you have a financed house and your original capital to reinvest. Fitzgerald mentions that banks only approve loans for foreigners on strata titles. Other than that, financing property investments are pretty much impossible because only Cambodian citizens are allowed to buy hard and soft titles. Loan limits can go up to 50 percent of the value of the property with a maximum term of about 25 years. He adds that the standard interest rate is around 8 or 9 percent. Another option is to get financing directly from the developer which have interest rates that range from 9 to 15 percent.
