This is the Third Lecture in the series that I am doing this year. For every engineering student, there is always the doubt on how the project cost can be worked out. This lecture draws from experience that I have gained in working smart with projects. Intelligent reading of the project tender specification (NIT document) and smart quantity estimation is the key. Estimation of cost is rapidly done in organisations using indices. The same is being introduced in this lecture. Every contractor worth his salt would have worked out indices or rules of thumb. Some of the ways that the indices can be worked out is discussed. Subsequent to watching this video, it is hoped that individuals will develop systems that they will be comfortable to work with. Every young engineer aspires to take home that really fancy pay cheque. There is a little reality check put in here. The video starts with an example. A contractor was given a project to install 50 desktop machines for a client at USD 1000 in 5 days. So the total contract is for USD 1000. The project manager analyzed and figures out that it requires USD 100 for 10 machines per day in 5 days. Estimation of USD 100 per day makes the project cost as USD 500. USD 500 is the project cost baseline. The project cost baseline has nothing to do with what the contractor is getting. These are 2 separate conversations. This is explained in a very simple language with the help of a Table. The Table contains Day 1 to Day 5 as Rows and Plan value, Actual value and Earned value as columns. On Day-1 you install 7 machines and actually spent USD 120, whereas planned was USD 100. So you can say that you have spent USD 120 against USD 100 and installed 7 machines against 10 machines. But as per the plan, you were supposed to spend USD 10 per machine. Now earned value comes into the picture. Earned value is a combination of actual quantity and planned rate. It is the terminology what is the worth of work completed against my budget. Earned value = the value of work you have done=7 *10 = USD 70 on Day1 On Day1 we actually have done the work worth USD 70 whereas we have spent USD 120 Here Planned Value =USD 100, Actual Value=USD 120 and Earned Value= USD 70. In simple language Earned value is the value of my completed work as per my cost baseline. The building construction cost index increased by 2.1 percent in the second quarter of the year compared with the previous quarter, according to data released by the Turkish Statistical Institute (TurkStat) on Thursday. His saga perfectly encapsulates the political dysfunction that's turning San Francisco—once a beacon for immigrants and home of the counterculture—into an exclusive playground for the ultra-wealthy. The median cost of a single-family home in San Francisco is already five times the U.S. average, and the city now has the highest rent per square foot of any municipality in the nation. The explanation for the crisis is simple: As the city's population has surged, developers have found it nearly impossible to construct more housing. About 80 percent of San Francisco's existing buildings were already standing in 1980. Tillman has owned his small laundromat in the Mission District for 20 years. In 2013, with the housing market hitting record highs, he decided to tear it down and build an eight-story, 75-unit apartment building. (Christian Britschgi first covered Tillman's project for Reason back in February.) At first, it didn't seem like a controversial project: Nobody lives above the laundry, the building wouldn't displace anyone, it qualified for a density bonus and streamlined approval process under state law, and the site was already zoned for housing. While San Francisco passed a comprehensive zoning code in 1978 that restricted the construction of new housing to certain areas, mandated design elements, and limited the height of new structures in some parts of the city to just 40 feet, none of those regulations stood in the way of Tillman's plans. The Lincoln Tomb State Historic Site (Lincoln Tomb) is the final resting place of Abraham Lincoln, his wife Mary, and three of their four sons. It was built in the 1860's and is located in Springfield, IL. The original cost of the mausoleum, not including the statues and landscaping, was about $71,000. Grant's Tomb is the final resting place of General Ulysses S. Grant and his wife, Julia Dent Grant. The granite and marble structure cost $600,000 to construct and is located in New York City. It was designed by architect John Duncan and is considered the largest mausoleum in North America. The McKinley National Memorial (William McKinley Tomb) is the final resting place of William McKinley, 25th president of the United States, his wife and two daughters. The large pink granite building is located in Canton, Ohio, and was dedicated in 1907. It was designed by Harold Van Buren Magonigle and cost about $600,000 to build. The Royal Mausoleum of Hawaii, built between 1863-1865, is the burial place of Hawaiian royalty, originally built for members of the Kamehameha and Kalakaua Dynasties. It is located in Honolulu and was designed by architect Theodore Heuck. The cemetery is the only royal cemetery within the U.S.. The cost of construction is estimated to be just over $15,000. Will Rogers Shrine of the Sun is a mausoleum and commemorative tower and chapel in Colorado Springs, Colorado. Rogers (1879 –1935) was an American stage and motion picture actor and entertainer. Designed by Charles E. Thomas, the shrine is also a tomb for the remains of Spencer Penrose and his wife Julie. The mausoleum, completed in 1937, cost about $250,000 or over 4 million dollars in today’s currency. The Lillian Russell Moore Mausoleum is located in Allegheny Cemetery in Pittsburgh, PA.. Dubbed "The American Beauty", Russell was one of the most famous American actresses and singers of the late 19th and early 20th centuries, known for her beauty and style, as well as for her voice. When Lillian died in 1922, her husband commissioned the construction of the mausoleum with the simple epitaph, “The world is better for her having lived”. Rome Monument, headquartered in Pittsburgh, is a mausoleum designer, construction company, contractor and builder with over 80 years of experience as a design/builder of private family mausoleums. NOTE: Formula "pij = ui+vi-Cij" according to this formula the optimal values should be Zero or less than Zero which mean Zero or negative values, and in this formula if we did not reach the optimality then we should select the maximum positive value to proceed further. If you use this Cij-(u1+vj) formula then the values should be zero or positive value to reach the optimality, and in this formula if we did not reach the optimality then we should select the maximum negative value to proceed further. I've met a few contractors in the past who don't track estimating expenses. For whatever reason these individuals seem to believe that estimates are free and that's not the case. It might be a great selling point for contractors to provide their clients with free estimates, but in reality you will be spending your valuable time creating them and don't forget vehicle usage and fuel. Estimates cost contractors money and would be considered an expense. I really don't know where to start, if your a contractor who is interested in learning more about the construction business, from someone with over 30 years of experience, then this book's for you. Realistically, that's all I have to say, the book will speak for itself.

Make sure that you find out why these properties haven't been built on, before purchasing. Sometimes these properties have zoning problems, utility hookup problems, planning problems, extra construction costs and of course the ultimate red flag, a property is overpriced. If you're planning on purchasing a building lot, make sure that you do as much research as possible, before you make the purchase. There's an old saying, the man with the money will end up with the education and the man with the education will end up with the money. Don't let this happen to you.
