The reality is that creating the type of rental property to the point where it’s passive income takes a LOT of work. But the work is, at times, still ongoing. Eventually you’ll have a vacancy. Eventually you’ll need to fix things up again. Nothing will last forever. Sure, you can get a property manager who’ll handle much of this for you - but you will need to do SOME work yourself, even if it’s as small as choosing between finishes or approving bids on work. It won’t be an insane amount of work, but it will be something. So yes, real estate CAN be fairly passive…but it’s not passive if you don’t put in the work UPFRONT. Second Expectation: In order to invest in real estate, you need to do the repairs yourself or be a good handyman. The reality is that I can’t do anything besides change a lightbulb. While I do know some landlords who do the work themselves to save the money, this is absolutely not a requirement - and depending on how much your time is worth, it’s often cheaper just to pay someone else to do it the right way. It’s also worth noting that since all these repairs are a write off, you can write off the costs against your income…but, if you do the work YOURSELF, you cannot deduct the cost of YOUR OWN LABOR. Third Expectation: It takes a lot of money to start. The reality is that it often takes 10%-25% down to begin investing in real estate. This COULD be a lot depending on your definition of “ a lot,” and also on your area. Buying a property in Los Angeles would be significantly more expensive than in Kentucky, for instance. Where one person might be able to buy a property for $20,000 down, someone else might need $200,000. Fourth Expectation is that it’s often like the TV shows. The Reality is that it’s NOTHING like what they portray on TV. Oftentimes those TV shows will be loosely scripted around creating drama and creating a show that’s actually interesting enough to watch all the way through. Every episode needs a goal, a problem that arises, a solution to that problem, and then a resolution at the end. The real life problems that come up just aren’t that exciting or interesting. It’s often boring and mundane. The fifth expectation is that you’ll make a lot of money investing in real estate. The reality is that oftentimes one property won’t make you rich. Most mom and pop landlords won’t make a lot early on, but as they scale up, they can earn a significant amount of money from a lot of smaller sources. This is how many landlords start making money, enough to quit their jobs and invest in real estate full time. It’s growing your portfolio over one or two DECADES and accumulating those properties that might make you only $900 a month….but buy one of those every 18 months, and in 15 years you’re making $9000 per MONTH. That’s how most landlords make their money, and make a LOT of it. But the beginning will be slow and frustrating until you begin adding more and more to your portfolio. Make money when you buy. This is absolutely crucial when you invest in real estate - you either need to buy into cash flow, buy into equity, or buy into a combination of the two. Do not do what everyone else does and buy something at market rate for market rent without allowing yourself some room to improve those numbers, and your investment 2. Never fall in love with an investment This is one I see too many people fall victim to. They go out to look for an investment, then see a home they “fall in love” with, despite it being a terrible money-sucking investment. But hey…maybe it’s just really charming, or reminded them of their childhood house, or whatever…point being, if it’s an investment, it’s a BUSINESS. Not a romantic-comedy. You cannot get emotionally attached to a property you’re investing in. 3. Big picture, laster focus While the bigger picture is fine to pay attention to, local markets are much more important. Don’t get too caught up in headlines and following trends because real estate is such a micro-economy. Each property and city is its own individual investment opportunity. While they can trail overall economics, every single property is like its own stock - some are undervalued, some are overvalued, some are going up in value, some are going down…the specifics are what make this type of investment really, really unique. Your market will have its own opportunities outside of everything else that’s going on. 4. Think long term - get a fixed rate loan This is one that I’m a firm believer in. Some people might disagree with this, they might want to take a riskier approach, but my philosophy is simple: buy once and hold. Even though you might be able to get a cheaper loan by going for a 5-10 year Adjustable Rate Mortgage, which means that your interest rate will only be locked in for so many years before it’s adjusted to market rate, it’s much safer to lock in a one-time rate NOW and then hold it. You know your holding cost will at least remain consistent throughout the life of the loan, until you either refinance, pay it off entirely, or sell. 5. Finally, make sure it cash flows. You should focus primarily on your cash flow - how much money are you investing into the deal and how much will that make you every single month. Do NOT barely operate on a thin margin of cash flow unless you’re making a significant amount of equity and have the cash reserves to pay out of pocket if and when something goes wrong. The biggest problem I see happening is when people cash flow a few hundred dollars on their investment, barely scraping by, and then something comes up and wipes out a years worth of profit…even if they made a ton of money by paying down the loan, they need some type of cash flow for it to really make sense. Focus on cash flow, while still taking everything else into consideration. Cash flow first…everything else second, then evaluate the deal from there. 6. Bonus tip…don’t be your tenants best friend. I’m a really, really nice landlord…sometimes too nice. When I first started, I really wanted to be buddy-buddy with my tenants and be the “cool” landlord. No. Bad idea. This is often when you get taken advantage of, even if its not even intended…this is when they start calling for personal favors, extended time on rent, or fixing things that aren’t your responsibility to fix. This often puts you in a difficult position between being a friend and being a business person. And once you’ve opened the friendship floodgates, it’s difficult to shift into the mindset that you’re running a business and that this is your investment. My biggest piece of advice is to treat it strictly as a business - be friendly to your tenants, but do not be friends. Stick to the contract and enforce it. It’ll end up saving you in the long run. This is one of those steps that you can can do NOW. The reality is that you can’t invest in real estate with no money down, no income, no credit…it just doesn’t happen. So this means that in order to save money, not only will you be required to live somewhat frugally so you don’t spend everything you make, but you will need to MAKE MONEY. I know this sounds common sense, but it’s at least every day that I get people asking how they can buy real estate without having any money…it doesn’t happen. Step 3: SHOW YOUR INCOME on a tax return. his means that you can’t just have one great month on Shopify and then expect to use that as a down payment…lenders want to see consistent, stable income before they give you a loan. Step 4: Get prequalified. It’s as easy as going to a few major banks, having them run your credit, giving them your tax returns, bank statements, and some other minor information…and they will give you a pre-approval amount based off those numbers. You can then take that pre-approval and shop that around a few other banks, getting them to match or beat those terms. Step 5: LOOK AT EVERYTHING IN THE MARKET YOU WANT TO BUY IN. Do your research. Find out which areas you feel are undervalued and where you feel people will be moving to. Drive around on weekends through every street and neighborhood. See every open house on a Saturday and Sunday within your price range, plus maybe a few hundred grand so you know what’s out there. The more you see, the better you’ll be able to recognize a good deal when it comes up. Step 6: Make offers on places you feel are a good deal. Know your price, know what it’s worth, and have patience. It’s more important to get the right property at a fair price than wait years trying to find the unicorn of a deal. Step 7: Do your inspections. I usually tell my clients to do all the inspections they can, and usually it’ll be a break even when you re-negotiate a credit with the seller. I also take it a step further and also walk two contractors through the unit who will give me a free bid on how much things cost to repair. This way, I know everything that’s “wrong” from a cosmetic standpoint and exactly how much it’ll cost to fix. Step 8: Close on the property. In the interim here, you’ll be speaking with your lender, getting in all the information they request from you, do an appraisal on the property to make sure it’s worth what you’re paying, and you close. Once the property is yours, this is where the fun begins! Step 9: Do minor renovations. Most people ask “where do you find your contractors?!” And my answer to this has always been Word of mouth, and yelp. Also make sure to get various bids to understand the costs associated with what you want to do, never just hire the first person. Step 10: Rent it out. This is often the first thing people look at when checking out a new property. Opening the kitchen and creating an open floor plan is often the easiest “bang for the buck,” but renovating a kitchen doesn’t need to be expensive. Oftentimes painting existing cabinetry and changing the hardware can be sufficient. Sale sections at Home Depot also work well! Second: Flooring. Luxury Laminate Flooring is essential, especially in a rental. When flipping real estate, it’s OK to go higher end with real hardwood floors depending on the area - but for a rental, most laminate flooring is just as good, cheaper, and more durable. Third: Bathrooms. Again, this doesn’t need to be overly expensive. New vanities are fairly inexpensive. You can often keep existing tile and re-glaze it a different color to make it more modern. Fourth: Lighting. Add recessed lighting - It makes a massive difference. If you have popcorn / acoustic ceilings, scrape them and add recessed lighting at the same time to save on labor. Dimmable lights also go a long way. Fifth: Landscape. This is frequently overlooked but it’s an easy way to add to the curb appeal on your home and stand out from everything else. For a rental property, DO NOT plant intricate landscape that tenants could neglect. Instead, chose tenant-proof landscape options: gravel, mulch, and low-maintenance greenery. Succulents are great. Sixth Bonus Tip: Baseboard. 4” baseboard around the new floors and around windows/doors adds a sophisticated, upscale vibe to the home for an extremely inexpensive price. 5 Ways To Find GOOD Real-Estate Investment Properties

Finding real-estate investment properties is very similar to finding listings in real-estate brokerage. With real-estate investment deals, you are searching for houses that cash flow! In this video, I’m going to show you how I help everybody from the mom & pop investor to hedge funds find investments: Searching the MLS and/or Zillow WITH A NOTIFICATION SYSTEM ON Regardless of what people say, there are deals on the MLS. They’re not easy to find, but they do exist. You need to set up daily notification systems so that you can find investment when they do show up. When a good deal does hit the market they’re usually gone in a day: Search in specific areas of town that you believe good properties exist in (You’re Realtor can help you with this if you don’t know) Try to set a very specific search so that you don’t get burnt out trying search too many properties Put your notifications under a different gmail Have alerts sent to your phone each morning so that you don’t forget 2. Network with investor realtors, commercial brokers, and wholesalers Finding real-estate agents that specialize in investment properties is difficult. Search for agents that list foreclosures, estate sales, short sales, and/or fixer uppers Ask them if they know what CAP rate and cash-flow is Call/email as many agents as you can to find the right fit for you Many investors believe that real-estate agents are a hindrance (sometimes they can be!), but a good agent can help you get properties for a good price. Network with as many real-estate agents as you can Let them know you will close quick, take action, and not make a big deal during the repairs Tell realtors you will pay commission if anything is found off market Make sure to follow up because you could get lost in hustle of day-to-day life 3. Choose 2-3 real-estate investment niches and use them to generate leads In real-estate, there are many different sub sets of ways to find business including: FSBO (For Sale By Owner) FSBO’s are a great way to generate leads in whatever real-estate business you are in! FSBO’s are often times underwater on their mortgage and looking for a way out of their property. Expired An expired listing is an individual who signed on with a realtor but the house did not sell. Many times expired will sell thru an investor who brings them a decent offer. Absentee Owners An absentee owner is someone who does not live at their house essentially. The best type of absentee owner for an investor would be an out-of-state absentee owner, High Equity High equity owners are people that own their property straight out in cash. These types of individuals would be great for owner financing deals. Call rent signs Many times in between tenants, people are considering selling their property due to frustration. Give them a call and find out if they’re interested. Probate Essentially in order to prospect the people just call them, mail them, and/or door knock them (would not recommend) 4. Scan craigslist each day and sign up for buyer list email Craigslist is a treasure trove of real-estate deals and is the real-estate “bargain bin”. In it you can find tons of great deals on property: FSBO’s Investment properties posted by brokers Wholesalers who add you to automated buyers list. 5. Websites that target distressed seller keywords When somebody is facing foreclosure, they often turn to the internet for help and what to do. There are tons of paid websites that work “out of the box” that cost around $99 each month and can rank for competitive keywords effectively. Investor carrot is a website that I’ve used. They target keywords like “sell my house fast” “pre foreclosure laws wilmington nc” Some of the websites have you opt-in and capture potential seller information Attempt to rank for as many keywords as you can! Today let me share the 10 BIGGEST Property Investing Mistakes that new property investors tend to make when just starting out. Investing in buy to let uk based property investment for beginners has its challenges but you don't need to make the same mistakes over and over again and so here are my top 10! DOWNLOAD CHECKLIST... https://yourfirstfourhouses.com/ 1. Not knowing your investment objectives before you start investing. Are you looking for cash flow, long term capital growth or both? You need to decide what your investment objectives are before buying investment property, number one, and you then look for properties that align with that investment objective. 2. Waiting for the perfect property to come along. I am so guilty of this, that's what I started to do when I first started out. 3. Don't become a motivated buyer. By this, what I mean is sometimes people have a lump of money in the bank and they're eager to bu ANYTHING frankly! Having the money in the bank is wonderful, it gives you an opportunity to go out there and take lots of action and find a really good property - THEN do the deal. Don't think that you've got to spend that money TODAY. 4. Letting emotions overrule investment logic. I think that what you should be doing is using investment logic to decide whether you should buy that particular property. What do the numbers look like is the big thing of course. Also, look for other factors as well and I've done videos on this kind of thing. Buy for investment logical reasons rather than emotion. 5. Doing insufficient due diligence. What you should be doing initially is doing loads of due diligence BEFORE jumping in and putting your money on the line. 6. Not getting appropriate financial advice. You should have a competent tax adviser on your power team, together with an Accountant AND "Independent Mortgage Broker 7. Paying too much. Just because an Estate Agent is advertising a property for a certain price DOESN'T mean that's what it's worth! Work out what the deal is actually worth for you - based on your experience. That's what you should be paying and no more. 8. Underestimating refurbishment costs. When you do property number one or two, let's be honest, you're probably going to overpay for some of the refurbishment costs but note down all of the costs, all of your expenses in property number one and two and three. Each time you do that next property, you can go back over those costs and say, "Actually, what did it cost me to build that acoustic wall? What did that on suite bathroom actually cost me? Now, I know that's a bit of an odd one but when you start to build a bit of a portfolio and you've got a few properties and maybe you've had them for a few years, what you'll realise is that sometimes tenants keep very, very quiet because they know they're paying less than the market rent. They don't want to bother you. They might not want to bother you because they're simply lovely people, that's absolutely wonderful, but sometimes tenants look at the market rent around them and they're aware that actually they're underpaying slightly so they keep very, very quiet. 10. Lastly... Investing for the long term. I personally think lots of people are making short term decisions when they're building their property portfolio. Where I now come from is I look at a property and I think to myself, "Do I actually want to keep that property forever?" The 7 BEST Tax Write-Offs when Investing in Real Estate!

Here are my 7 favorite tax write offs when it comes to owning real estate or investment property and a few examples of how each of them apply. Enjoy! Feel free to add me on Snapchat / Instagram: GPStephan Owning real estate is much more than just owning a cash producing property that provides monthly profits, what makes it really unique against almost every other investment is the tax write offs associated with it. In real estate, a return could be calculated in so many different ways besides “I get $1000 per month in rent.” What makes real estate really special is that you could often make money every month, but on paper show a loss…and this cancels out your tax obligation. Here are some of the tax write offs that make real estate a phenomenal investment. 1. Mortgage interest write off - On an investment property, the interest that you pay on your mortgage is a write off against your rental income. On a primary residence, the mortgage interest on the first $750,000 could also be a write off, potentially saving thousands in owed taxes. 2. Property taxes - This is another deduction you can write off against your rental and personal income. As a primary residence, you’re allowed to deduct the first $10,000 of your property tax against your personal income As an investment property, you can still deduct 100% of your property taxes against your rental income. 3. Depreciation - This is what often leads you to be positive in your bank account each month, but on paper you could show a loss, lowering the amount you’d pay taxes on. With rental property, you’re allowed to depreciate the asset over a certain period of time. Cost segregation analysis can sometimes speed this dramatically. However, keep in mind that because you’re depreciating a property, eventually the tax you depreciate will need to be paid at the time of sale if you DON’T 1031 it, so it’s not a tax avoidance entirely, but this works great if you plan to keep the home as a rental or eventually do a 1031 exchange later on. 4. 1031 exchange. This is a very popular real estate tax benefit that almost every real estate investor uses. This means that you can sell your property and “Exchange” it for a like property of similar or greater value without paying taxes at the time of the same sale. This is how many people can buy and sell millions without ever paying capital gains taxes, as long as they don’t sell and continue 1031 exchanging properties. 5. Capital gains exclusion on a primary residence: As long as you’ve lived in the home for 2 of the last 5 years, you can sell a your primary residence up to $250,000 HIGHER than you bought it for if you’re single, or $500,000 if you’re married, without owning capital gains tax. 6. Cash out refinance - When used against a rental property, you can refinance the extra equity in the property and pull out the profits tax free. Even though this is technically a loan you have to pay back, you’re borrowing from the existing equity and using that money without paying taxes on the money that hit your account. This gets a little more complicated as a primary residence, but on a rental, this is a huge advantage because the new mortgage you pay on the amount pulled out counts against your rental income…so you can use this money for pretty much whatever you want, hopefully just to re-invest. 7. Finally, rental property income is not taxed as self employment income, which carries a 15.3% self employment tax (not fun). But keep in mind this is also dependent on how you hold the property and specific ways you’re treating your income. Disclosure: I am not a tax consultant or CPA. Invest in home construction [12:45] These companies do not manage properties. An example of this type of company is Pulte Homes. How To Buy Your Second Property Investment | Property Market Buy To Let Investing Tips

Assuming you've got your first investment property, in today's video I share 7 property investing tips on how to buy your second property investment, because it can be really difficult to maintain momentum in today's property market (Real Estate Market). First of all I must just say... a BIG congratulations on getting your first buy to let... that in itself is a great achievement. DOWNLOAD 50 POINT CHECKLIST: https://yourfirstfourhouses.com/ But if you've got your first property - and you're wanting to build a portfolio - here are 7 property investment tips to help you get past property number 2 and on to property 3 & 4. 1. Can you find a genuinely discounted property, often referred to as being below market value? If you can buy property number two at a genuine discount, you can generally refinance fairly quickly and pull some of that deposit back out of the deal, which you can then use to go and buy property number three. Now I'm going to hold my hand up here and say I personally didn't believe it was possible to buy a property at, say, I don't know, 20-25% below market value. But if you look in the right areas, and work with the right type of sellers, and create win/win solutions for those sellers, it is possible, and I've now done it many times. 2. Next, is there a way to add real tangible value to property number two? If you can add sufficient value, again you can refinance and pull a percentage of your money back out of the deal and use this to go and buy property number three. 3. Can you buy property number two in an area where there's a better chance of capital growth? Now, I appreciate that this one's just a little bit speculative, but I also believe that it's possible. For example, could property number two be located on or near a new transport link? Perhaps a new train station or tube line. Is the area about to undergo some serious regeneration? Has a big new employer just announced that they're about to move into an area and create a lot more jobs? These are all good examples of where you might get a better chance of capital growth, potentially. Accelerated capital growth means you can refinance property two sooner, and then use these funds to go out and buy property number three. 4. When you refurbish property number two, document everything. Now, I've talked about this before, so I'm referring to before and after photos, video walkthroughs, floor plans, etc. because this material might be just what's needed to convince a joint venture partner to help you fund property number three. 5. Can I suggest some investment in your property education might help you to finance property number two without needing to use your own cash. So you can then use this cash to go out and buy property number three. Now there's lots of places to get this training, and dare I say you might want to check out the online property masterclass, where we cover this subject in a lot of detail. https://yourfirstfourhouses.com/opm/ 6. If you don't need the income from property number one right now, because you've got a well paid job, could you save this income and use this to finance property number two? If property one was a rent to rent, for example, cash flowing say, I don't know, £800 a month, that's £9600 a year, which is potentially enough to get you into two rent to rents, and perhaps one of them might have an option on it. 7. Lastly, could you perhaps pull your resources with someone else, and go in together to buy property number two? And perhaps do the same with property number three, and maybe the same with property number four. This might be a good friend or family member, but it's a great way to gain real momentum, especially if part of the deal is that you're going to hold each other accountable. But if you're going to do this, please, please, please make sure you have a formal contract in place, even if it's a family member.
